Sheryl Erenberg and Associates provides marketing services including feasibility studies, lease-up campaigns for new rental communities, and repositioning programs for underperforming rental buildings. The company is the leading provider of training programs for leasing professionals in Ontario.

Principal, Sheryl Erenberg has more than three decades of experience in the new home industry. Prior to establishing her consulting firm in 2001, she worked on hundreds of new condominium communities for Toronto’s leading developers, working her way up from site administrator to VP Marketing, to Chief Operating Officer. Her experience performing every job in the sales/rental office and later as a marketing executive has given her a keen understanding of the development process and what is required to manage all team members.

Mystery Shopping Training Tool

We evaluate your rental agent/sales representative’s presentation, including their appearance, greeting, knowledge of the product, ability or effort to qualify prospects, how information is presented (energy level, degree of sincerity, attempt to build rapport), their use of sales “tools” (displays, building models, model homes, brochures), if any attempt is made to “close” the prospect, and whether or not any follow-up is attempted after the visit.

Repositioning Communities

Repositioning your rental community is a delicate process because timing is everything. If building upgrades are undertaken too early, then under-market tenants are less likely to move out. Setting new rents on day one and selling the dream can also be problematic. We can help you create a marketing plan to navigate the process.
